The right system depends on your roof slope, building use, budget, and how long you plan to hold the property. Low-slope and flat roofs are usually best served by TPO or PVC single-ply, modified bitumen or built-up systems; steep-slope multi-family and HOA buildings often use tile, shingle or metal. I assess the existing roof and present the options that fit, including coatings and restoration when a full replacement isn't necessary yet.

Commercial Roofing Questions

Can you re-roof an apartment community or condo association without displacing residents?

Yes. The work is phased building-by-building or section-by-section, occupied units and walkways below are protected, access and parking stay usable, and the schedule is communicated in advance so residents know what to expect each day.

What documentation do you provide for our board or ownership group?

An itemized scope of work, inspection findings with photos, system and warranty options, and a clear timeline, kept current through the whole job.

Who handles permits and inspections?

I do. I pull the roofing permit, schedule the required inspections and keep you updated as each one is passed.

Can you provide a certificate of insurance before we sign?

Yes. Certificates of insurance are available on request. Tell me who should be listed as the certificate holder when you request your bid.

What do you need from us to put together a bid?

The property address, the type of property, a rough idea of roof size or number of buildings, and your timeline. From there I schedule a site assessment, document the existing roof with photos, and deliver an itemized scope and bid with system options.
